Currency and Taxes
All prices are in New Zealand dollars and include GST (NZ goods and services sales tax).
Check-in and Check-out Times
You may check-in to the property you have booked any time after 2:00pm on the date of arrival.
Should you require an early check-in, this must be arranged prior to your arrival. Whilst this may not be possible, we will endeavour to accommodate such requests.
Access details for your booked property will be confirmed to you prior to your arrival. Please advise us immediately if there are any issues at the property on your arrival.
A check-out time of 10:00am is strictly enforced. Should you require a late check-out, this must be arranged prior to your arrival. Once again, we will endeavour to accommodate such requests, however this will not be possible where new guests are arriving on the same day.
A late check-out surcharge will apply and will be advised at the time the late check-out is confirmed. A minimum surcharge of NZD $60 incl GST will apply.
Cleaning charges are in addition to the nightly rate. Linen charges are included in the nightly rate quoted.
Keys to your booked property will be provided to you either in person or via a lockbox or keypad at the property. We will confirm these details to you prior to your arrival.
If you misplace your keys during your stay, a surcharge of NZD $60 incl GST will apply, plus the cost of the replacement key.
Failure to return keys at the end of your stay may result in a charge to change the locks at the property, for security reasons.
Number of Occupants and Quiet Hours
The number of occupants is as per the booking and must be adhered to.
You are asked to respect quiet hours between 10:00pm and 7:00am. Occupancy in excess of the booking, excessive noise or any illegal activity may result in penalty charges, eviction from the property and forfeiture of all prepaid rental monies.
Our Short Stays holiday homes are not serviced during your stay. However, if you require a cleaning service during your stay, please advise us of your requirements and we will obtain a quote from our cleaners. Full payment for this additional cleaning is required prior to your arrival.
Payment and Cancellation Policy
We do recommend you purchase travel insurance so that you are protected if the unexpected happens and you are forced to change your travel plans.
You may cancel your reservation and receive a full refund if more than 7 days notice is provided. If less than 7 days notice is given the full cost of the accommodation will be charged.
We accept credit card payments via Visa and Mastercard. A processing fee of 2.8% is charged on all credit card transactions. We will contact you to obtain credit card details and securely process your payment. If you wish to pay via internet transfer, our bank account details are as follows:

Please note collection charges will apply for non-payment.
Changes and Cancellations by Edinburgh Short Stays
There may be occasions where a booked property becomes unavailable due to unforeseen circumstances. In such situations, or in the event of a property sale, Edinburgh Short Stays will endeavour to find suitable alternative accommodation or refund all charges. Edinburgh Short Stays will not be held liable for any additional compensation.
Smoking is not permitted in any of our properties. Surcharges will apply where smoke odours necessitating additional cleaning or deodorising are detected.
Edinburgh Short Stays reserves the right to charge surcharges/penalties against the credit card on file where:
Our Property Manager is called-out due to a guest action/error.
Keys and remotes are lost or are not returned at the end of your stay.
The agreed number of occupants is exceeded.
Guests have smoked inside the property and additional cleaning/deodorising is required.
Damage has been caused to the property and its chattels.
Any surcharges incurred will be advised to you within three days of your departure.
All guests staying at the property must be age 25 years or over unless accompanied by a parent or guardian. Reservations are limited to persons age 25 years or over. We reserve the right to request photo identification from guests.
Your Health, Safety and Enjoyment of the Premises
Some of the private homes managed by Edinburgh Short Stays may not be suitable for children or those with limited mobility. Please check the property details and contact us if you are unsure of the suitability of the home for you and your group. Reservations cannot be refunded if on arrival the property is found to be unsuitable for your needs.
It is your responsibility as our guest to familiarise yourself with the potential hazards at the property. A list of these is included in the property compendium found at the property. Please ensure all control methods advised are followed so no harm is caused to anyone staying at the property.
The Legal Bit
Edinburgh Short Stays accepts no liability for any injury, loss or damage to the guest or their property or any visitor to the holiday home arising from or in connection to use of the holiday home. Nor does Edinburgh Short Stays accept liability for acts or omissions of third parties that may prevent or disrupt a guest’s booking. All property information is supplied in good faith. From time to time, certain property features or facilities may not be available due to circumstances beyond the control of Edinburgh Short Stays, for which we accept no responsibility.
Upon payment of the deposit, the guest agrees to be bound by these terms and conditions. They also authorise booking agents to release credit card details to Edinburgh Short Stays and authorise Edinburgh Short Stays to charge the credit card for additional cleaning, damage, loss and other charges as detailed in these terms and conditions.
